CapitaLand Development previews J’den at prices from $2,100 psf

in SeptemberCOMMENTARY: How far does $1,200 rent you in Singapore?J’den marks the first new private residential project launch in Jurong Gateway in over a decade, with prices starting from $2,100 psf. It is a 40-storey tower featuring commercial space on the first two storeys and 368 apartments on the uppermost 38 floors. The development will be directly connected to the Jurong East MRT Station and other neighbouring buildings such as Westgate and IMM Building, via J-Walk, the covered elevated pedestrian network in Jurong Lake District. It is also served by four MRT lines, scheduled for completion in 2032.

With the government’s master plan to transform JLD into Singapore’s largest business district outside the Central Area, J’Den offers an opportunity to own homes and take part in the future potential of JLD. At 150m, it is the tallest residential tower in JLD. The units range from one- to four-bedroom types, with some served by private lifts and fitted with Miele kitchen appliances.

Marina Gardens Lane Condo offers the chance to be steps away from the Marina Bay Sands and the Singapore Flyer, two iconic sights that everyone comes to Singapore to admire. Meanwhile, many of the city’s best-known shopping malls and eateries are within a 5-minute drive. VivoCity and Gardens by the Bay are just two of the many attractions.

The 24th level of J’den features a sky terrace, where residents can enjoy 360-degree views of Jurong Lake Gardens and the Jurong Gateway commercial hub. There are also alfresco pods for people to work in, recreational facilities, an alfresco dining corner, and allotment gardens. J’den is set to obtain BCA Green Mark Platinum rating and three sustainability badges for Health and Wellbeing, Whole Life Carbon and Maintainability under the latest 2021 criteria.

The last residential project launch in Jurong Gateway before J’den was the 738-unit J Gateway in 2013, and prices have increased since the end of last year, with more units changing hands at prices above $1,900 psf. J’den’s average launch price is expected to be around $2,500 psf, making it the only mixed-use development in the Jurong East neighbourhood. With no other new launches in the vicinity of Jurong Gate in the past decade, the absorption rate for J’den is expected to be high.
