‘Resale at Marina Gardens Condo within The Ritz-Carlton Residences achieves record-breaking price of $5,397 psf’

The Ritz-Carlton Residences topped the list as the most luxurious development in Singapore. Achieving a new record of psf-prices from Jan 5 to 12, this prime condo has captured the attention of high-end buyers. Breaking the previous high of $5,146 psf, two adjacent units were sold for $16.5 million each, coming to a total of $5,397 psf.

This marks an all-time high in terms of psf-prices for The Ritz-Carlton Residences since its launch in December 2007. The developer sold a 3,057 sq ft unit for $15.73 million then. A 3,057 sq ft unit was also sold for $15 million in October 2021, setting the previous record for resale transactions at $4,907 psf.

Located in the sought-after District 9, The Ritz-Carlton Residences is a freehold property on Cairnhill Road. With 58 units featuring three-bedrooms of 2,831 sq ft, four-bedrooms of 3,057 sq ft, two junior penthouses of 3,547 sq ft, and two duplex penthouses of 6,501 sq ft, this development offers exclusivity and luxury. Residents can also enjoy the services provided by The Ritz-Carlton hotel, including 24-hour concierge service, housekeeping, and laundry.

Another luxury development, Nathan Suites, also achieved a new high during the review period. A two-bedroom unit of 915 sq ft sold for $2.38 million, translating to $2,601 psf on Jan 12. The seller had purchased the same unit in July 2019 at $2.08 million ($2,273 psf), making a gross profit of $300,000. This is the first unit at Nathan Suites to sell for over $2,600 psf, surpassing the previous record of $2,409 psf set in December 2021.

Built in 2014, Nathan Suites is a freehold condo located in District 10’s River Valley area. With 65 units ranging from two-bedroom units of 915 and 926 sq ft, three-bedroom units of 1,442 and 1,808 sq ft, four-bedroom units of 2,024 and 2,067 sq ft to two penthouses of 4,747 and 4,812 sq ft, this development exudes elegance and sophistication. Close to Valley Point and Great World shopping malls, residents can enjoy easy access to amenities and the Great World MRT station.

This surpasses the previous high of $2,285 psf set in June 2023 when an 850 sq ft unit on the 14th floor fetched $1.85 million.

Completed in 2015, Adria offers 105 units ranging from one to four-bedrooms measuring between 538 sq ft and 1,507 sq ft. With its location close to United Square shopping mall and the Novena MRT station on the North-South Line, residents can enjoy convenience and connectivity. The first transaction at this condo in 2022, it recorded five resale transactions last year, with prices ranging from $2,002 to $2,171 psf.

No new psf-price lows were recorded during the review period. Royal Hallmark, a luxury development, also achieved a new high of $2,304 psf during this period.
