The Singapore Land Authority (SLA) has recently launched a Price-Quality tender for a 77,551 sq ft site located at 98 Henderson Road. Under the terms of the tender, the property will be leased for an initial period of four years, with the option of an additional three-year extension at the discretion of the government. The site boasts a prime location with easy access to amenities and facilities.
Consisting of a four-storey building, a single-storey building, and a guardhouse, the property has an estimated gross floor area of 40,361 sq ft. It also includes seven surface car park lots and a handicap lot.
According to the latest Master Plan, the site is designated as a “reserve” plot with no specific land use. It has been clarified that the minimum stay for serviced apartments on this site is one week, and a hotel license is not required. Additionally, F&B and retail activities will not be permitted on the site.
Previously home to a student hostel managed by yo:ha, the site is situated next to Econ Care Residence (Henderson), a nursing home managed by Econ Healthcare Singapore. Interested parties may attend the site visits organised by SLA on July 2 and July 9 before submitting their tender bids. The closing date for the lease tender of this state property is set for August 7.
