Capital appreciation of the underlying properties and any semi-annual dividends due are possible returns for the investor over the five-year investment period. At the end of the five years, individuals may also receive a special payout, which reflects the potential appreciation in value of the property.

These payments are not guaranteed and are subject to the performance of the underlying properties during the five years. The current owners will remain the owners of the properties, while the investors enjoy a share of the economic returns of the property.

The 999-year leasehold 120-unit condo at Duchess Residences was completed in 2011.
