Perfect Ten reaches new high of $3,670 psf
, and Bukit Timah Road properties
Perfect Ten, a freehold condominium in the prime District 10 of Bukit Timah Road, has topped the list of condos achieving a new per square feet price (psf) high between August 15 and 22. Located within the luxurious development by CK Asset Holdings – the flagship real estate company of the Hong Kong billionaire Li Ka-Shing – this freehold property houses two 24-story towers with a total of 230 units.
The recent high at Perfect Ten was achieved with the sale of a 753 sq ft two-bedroom penthouse for $2.765 million, or $3,670 psf. This transaction beats the previous all-time high at this property, set in September 2022, for a $4.4 million 1,227 sq ft unit that sold at $3,585 psf.

A new psf-price high was also recently achieved at Melrose Park, a 999-year leasehold property by CapitaLand, located on Kellock Road in River Valley, District 10. The transaction, involving a 1,292 sq ft three-bedroom unit on the 8th floor that was sold for $3.3 million ($2,555 psf), is the first time a unit at this property has crossed the $2,500 threshold in terms of psf-price. The seller had purchased the unit for $1.206 million ($934 psf) from the developer in 1999, thus registering a gain of approx. $2.1 million on the sale.
The previous record at Melrose Park was $2,361 psf set in November 2021 for a 1,292 sq ft unit that fetched $3.05 million. The 170-unit development contains two 19-storey residential blocks, each with six penthouse units on the 19th floor, and a variety of three and four-bedroom units ranging from 1,292 to 3,412 sq ft. The last resale transaction registered at this property was in April 2022 for a 3,315 sq ft unit that sold for $6.9 million ($2,081 psf).
The Montana, a freehold condo located on Jalan Mutiara in District 10, recently hit a new psf-price high when a 1,141 sq ft three-bedroom apartment on the 10th floor changed hands for $2.725 million ($2,388 psf). This surpasses the previous record of $2,251 psf logged back in September 2013 for a 549 sq ft unit that was sold for $1.24 million.
The Montana is a 108-unit condo developed by Koh Brothers Development and completed in 2002. The single-tower development offers one to four-bedroom apartments in sizes ranging from 549 to 2,659 sq ft. Located in the River Valley residential enclave, it is close to various eateries and shops on River Valley and Zion Roads. The nearest MRT station is the Great World station on the Thomson-East Coast Line, which is a 6-minute walk away. The only other unit that has been sold at this property this year is a 549 sq ft apartment that went for $1.195 million ($2,177 psf).
