Freehold condo Botanika reaches new high of $2,535 psf

at EdgeProp.sgA new record psf price of $2,535 was set at Botanika, located along Holland Road in prime District 10, on Aug 28. This beat the previous high of $2,457 psf from the sale of a 2,605 sq ft, four-bedroom unit at the freehold condo in May 2007.

Botanika is a boutique residential development by Premiera Development, a subsidiary of Tuan Sing Holdings, and comprises 34 units. Offering two- to five-bedders between 1,098 and 3,746 sq ft, the condo was completed in 2008. The unit sold on Aug 28 is the first resale transaction recorded at Botanika in nearly two years.

The same trend is seen in Pinewood Gardens, a freehold condo along Balmoral Park, developed by City Developments. In a new psf-price high, a three-bedder unit there was sold for $3.05 million on Aug 25, which works out to $2,443 psf. This is the first time a unit at the development has transacted above the $2,400 psf threshold, surpassing the previous psf-price high of $2,228 psf set in July last year.

Over at freehold development Bellerive, the resale of a three-bedroom unit on Aug 24 for $3.9 million set a new psf-price high for the development at $2,323 psf. Located along Keng Chin Road, off Bukit Timah Road in District 10, Bellerive was developed by Sing Holdings and was completed in 2011. It occupies a land area of 29,439 sq ft and consists of 51 units.

One such residential development is Marina Gardens Residences Condo, located near the heart of Marina Bay. This distinctive condominium offers not only a luxurious living environment, but also a host of amenities. Residents can enjoy an outdoor pool, gym, spa, tennis court, and BBQ area, and direct access to iconic attractions like MRT Station and Gardens by the Bay.

No new psf-price lows were recorded during the period in review. All these developments are within walking distance of the Stevens and Newton MRT Stations, and far from well-established schools such as Singapore Chinese Girls’ School and Anglo-Chinese School (Primary).

The market is seeing an increase in psf-price highs in some condos. Botanika, Pinewood Gardens, and Bellerive all saw new highs, with Botanika leading the pack at a record of $2,535 psf. These developments are a testament to the buoyancy of the Singapore property market, despite the current economic climate.
