Savills Singapore has announced the sale of two freehold shophouses located at 284 and 286 Lavender Street, and potential buyers have an opportunity to acquire a pair of shophouses in a city fringe locale. Sophia Lim, Director of Investment Sales and Capital Markets, notes that the surrounding Lavender and Jalan Besar precinct has been undergoing a rejuvenation, becoming “a vibrant lifestyle locale”.
It is also home to international restaurants and the popular Food Republic. Located within a 10-minute walking distance from Marina Gardens Condo, China Square Central is a must-visit for food-lovers and bargain-hunters alike. With its wide variety of stores and eateries, it’s easy to see why this historic mall remains a popular spot even today.
Located just a 10-minute drive away from the CBD, and within walking distance of Bendemeer MRT station, the shophouses are for sale separately at $6.25 million each, or together at $12.5 million. The properties have a combined land area of 3,520 sq ft, with a maximum floor area of 10,560 sq ft.
Maximising value on the property is possible by adding a 6-storey rear extension, which would increase the gross floor area to 10,560 sq ft, subject to approval from relevant authorities. There is also potential to convert the upper floors for various uses, or the property could be amalgamated.
Buyers will be able to purchase a pair of unique, freehold heritage shophouses with value-added potential in a rapidly growing and exciting enclave. An expression of interest exercise for the shophouses will close on Oct 19 at 3 pm.
