Parc Esta has been declared the top-selling condo in Singapore during the period of June 1 to 7, with a new record of $2,409 psf for a unit sold at $1.4 million. The unit was a 581 sq ft two-bedroom apartment located on the 12th floor and was sold on June 3.
The seller had purchased the unit from the developer in 2018 at $1.03 million, which means a profit of $368,000 was achieved. This marks the first time a resale unit at Parc Esta was sold for more than $2,400 psf, breaking the previous record of $2,380 psf from a sale of a 958 sq ft three-bedroom unit on May 23. This unit was acquired by the seller at $1.58 million in 2019, making a profit of $700,000.

Parc Esta is a 99-year leasehold condo located in District 14. So far this year, there have been 39 resale transactions at Parc Esta with an average selling price of $2,219 psf.

The seller had bought the unit in February 2017 at $1.12 million, making a gain of $548,000. This is the first time a unit at Leedon 2 has been sold for more than $2,100 psf, beating the previous record of $2,028 psf from a sale of a two-bedroom unit in May 2022.
Leedon 2 is a freehold condo located at 2 Leedon Road in District 10. It was completed in 1996 and has a total of 72 units with sizes ranging from 764 to 1,249 sq ft. The development is within walking distance of Holland Village MRT Station and is close to shops, eateries, and malls like One Holland Village and Raffles Holland V.
Another condo that achieved a new psf-price high was Sengkang Grand Residences with a record of $2,115 psf from a sub-sale of a 1,324 sq ft four-bedroom unit sold for $2.8 million on June 4. The seller had purchased the unit from the developer at $2.32 million in April 2021, making a profit of $480,800. This beat the previous record of $2,067 psf from a sale of a two-bedroom unit in July last year.
Sengkang Grand Residences is a fully-sold condo with 680 units located at Compassvale Bow in District 19. It is part of an integrated development that includes the three-storey Sengkang Grand Mall, community facilities, and has direct access to a bus interchange and Buangkok MRT Station. The development has a mix of units ranging from one-bedroom-plus-study apartments to four-bedroom apartments.
No new psf-lows were recorded during the period of June 1 to 7.
