On July 17, the most expensive three-room flat in Toa Payoh was sold for a whopping $808,000. The luxurious unit, which spans 731 square feet and is situated between the 34th and 36th floors, is located at 130B Lorong 1 Toa Payoh. It is part of Toa Payoh Crest, a 1,007-unit HDB project consisting of four 40-storey residential towers situated at the junction of Lorong 1 Toa Payoh and Toa Payoh Rise.

This sale has set a new record for three-room flats in Toa Payoh, surpassing the previous high set in December last year when a 731 square feet unit on the 37th and 39th floors was sold for $795,000 ($1,087 per square foot). It is worth noting that Toa Payoh Crest’s most expensive resale unit is a four-room flat, measuring 1,001 square feet and situated between the 31st and 33rd floors, which was sold for $1.2 million ($1,198 per square foot) on June 13. This was followed closely by another four-room flat of the same size, located between the 19th and 20th floors, which was sold for $1.1 million ($1,101 per square foot) on March 21.
A recent compilation of three-room HDB resale transactions by EP Buddy reveals a range of prices across the Toa Payoh HDB estate, highlighting the diversity of the market.
